How To Finance Your Government Contracts

Submitted by: Marco Terry

Are you selling products or services to the federal government? Every year, city, county, state and the federal government buy billions of dollars in goods and services from business of all types.

Although doing business with the government is great and financially rewarding, it can also be hard on your cash flow. Why? Government agencies take, on average, about 40 days to pay their invoices. In the meantime, you have to cover all your recurring expenses such as payroll, rent and supplier payments.

This is not a problem if you have 60 days worth of operating capital in your bank account. But what if you don t? In that case, many business owners will try to get a business loan. Although that may help, business loans are tough to get and take a long time to set up. Also, business loans have set limits.

What business owners need, is a product that provides financing solely based on the business opportunity on sales possibilities. This product exists and is called invoice factoring. There are many factoring companies that specialize in factoring government contractors and vendors.

Factoring accelerates your government payments, and enables you to get paid in days rather than months. It s a form of financing where the factoring company advances you money against your government receivables. You get to use the funds immediately, while waiting to get paid. Once the government pays, the transaction is settled.

If you are reselling products to the government, you should also consider purchase order financing. In this case, the factoring company provides you with financing to pay your suppliers, enabling you to make the sale. Purchase order financing works well with invoice factoring and can also help you grow your company exponentially.

So, if you own a business that sells to the government, be sure to look into factoring and purchase order financing.

Everything You Should Know About Gas Tankless Water Heaters}

Everything you should know about gas tankless water heaters

by

Steve AllenHeating water in a tank is generally thirty per cent of the average home’s energy budget. Switching to gas tankless heaters can save homeowners on these energy costs. They use high power burners to quickly heat water because it runs through a heat exchanger.

Savings with a tankless heater is around $70-80 a year. However, they initially are very costly to purchase and gas tankless water heater installation Miami. Some consultants estimate that it will take twenty two years to break even. This number depends on where homeowners buy the heater from. There are several independent tankless heater stores which can render better deals so homeowners get a bigger ROI.

Initially, tankless heater’s price is $800 to $1,150 to buy and install. Conventional tank heater’s price is $300 to $480 relatively. However, long-term cost savings make the initial investment worthy. While installing, tankless heaters need electrical outlets for the electronic regulation system beside upgraded propane gas Miami and a brand new ventilating system.

Tankless water heaters produce huge amounts of hot water on command. However, they do not instantly offer hot water. Just like tank heaters, the water is cold initially till the hot water will get to the tap in time.

There is a science behind this, as against tank heaters that naturally feed in cold. A tankless heater will send cold water first to measure what kind of temperature is there. The hot water might not feed if people just need a little bit of water, like during shaving.

Since tankless heaters regulates by electrical controls, if there’s a power failure homeowners may lose hot water. This issue also happens in tank heaters. Tankless units would like a lot of care than tank heaters. To assist in reducing the amount of care required, homeowners will get special valves put in and for all the pipes flushed out with vinegar. Tankless heaters also need servicing once a year by a professional gas company Miami Beach.

This is as a result of a calcium buildup will cut the efficiency of the heater, along with restricted water flow and damage models. If homeowners live in a hard water area (a rating higher than eleven grains per gallon), then a softener is installed. Warranties are made void if a softener isn’t installed.

Traditional heaters can use between 30,000 and 50,000 BTU of propane gas Miami to heat the water every time the sitting water starts to lose its heat. Tankless heaters would like between 150,000 to 200,000 BTU to heat up water on demand. These numbers flip some individuals removed from buying a tankless heater.

These numbers seem bad, but homeowners should understand how frequently conventional heaters got to be heated during the day. Even after insulation, they’re continually losing their heat. The gas kicks on, heats it, and turns off, then the procedure repeats. Looking on how frequently homeowners require hot water, the tankless one may be a better option.

Flight recorders from Air France Flight 447 found

Thursday, May 5, 2011

Officials from France’s aviation accident investigation agency, the Bureau of Enquiry and Analysis for Civil Aviation Safety (BEA), announced on Tuesday that they had recovered the cockpit voice recorder (CVR) of Air France Flight 447. It was located and brought to the surface by a Remora 6000 unmanned submarine, then taken aboard the Île de Sein, one of the vessels taking part in the recovery and salvage efforts.

This came two days after an announcement on Sunday that the crash-survivable memory unit of the flight data recorder (FDR) of the aircraft had been located and brought to the surface. The chassis of the FDR was located on April 27, with the memory unit missing. It was found a short distance from the chassis. It was also brought to the surface by the Remora 6000.

With the recovery of both recorders, which are reported to be “in good condition”, French officials hope to determine what caused the Airbus A330-200 to crash into the Atlantic Ocean on June 1, 2009, when it departed Rio de Janeiro’s Galeão International Airport before it was lost 600 miles (965 km) off the coast of Brazil en route to Paris’ Charles de Gaulle Airport with 228 passengers and crew on board.

If you were to throw a computer into the ocean, imagine how all the parts would eventually split and you have the corrosive effects of seawater and the depths involved.

The leading theory at the moment is that the crew received incorrect air speed readings from the aircraft’s pitot tubes, devices which measure how fast the aircraft is traveling. Experts say the tubes may have become iced over, causing the crash. The plane’s Aircraft Communications Addressing and Reporting System (ACARS) sent out 24 messages over a four-minute long period stating numerous problems and warnings, including incorrect air speed warnings occurring aboard the aircraft, just prior to it going down.

However, chief operating officer of the International Bureau of Aviation, Phil Seymour, speaking to CNN, believes the memory unit will not be of much use to investigators saying because of the depth it was located at, “If you were to throw a computer into the ocean, imagine how all the parts would eventually split and you have the corrosive effects of seawater and the depths involved.” Seymour believes the wreckage will help reveal what happened as more is recovered.

“It may be that the more wreckage they find will help them to piece it all together, which bit by bit could help them build a picture of what caused the plane to come down,” he added.

A BEA spokesperson had agreed with that possibility a few days earlier when speaking to the Associated Press about the recovery of the flight data recorder. “We can’t say in advance that we’re going to be able to read it until it’s been opened,” the spokesperson said. As

The wreckage of the Airbus A330-200, was found back on April 8 at a depth of 3,800 and 4,000 meters (2,070 to 2,190 fathoms or 12,467 feet and 13,123 feet), by a team from the Woods Hole Oceanographic Institution, using a Remus robotic submarine and its side-scan sonar. After the wreckage was found, another Remus robot submarine with cameras was sent down to the site, where it filmed bodies in the wreckage. The location of the recorders were localized within 2 square miles (5 square kilometers) of the flight’s last position last year.

In March, a French judge placed the European aircraft maker Airbus and Air France under investigation for possible involuntary manslaughter charges in the 2009 crash. Both are paying the cost of the search which is estimated to be $12.7 million (nine million euro). The crash is the deadliest in Air France’s history.

Leaked online: UK Home Office non-disclosure agreement with ID card companies

Saturday, December 6, 2008

The Non-Disclosure agreement for companies working with the UK Government on the National identity card has been leaked on WikiLeaks. The document states, among other things, what rights the Government has to search the properties of companies involved and the obligations on the companies to keep information secret.

Section five of the document states that if a company fails to comply with the agreement, or in other cases at the “sole discretion” of the Home Office, the government may search the property, records and computers of the company. The anonymous individual who leaked the documents has stated that “no search warrant or judicial oversight would be required,” to carry out the search.

The leaker also states that individuals working for the company may have their computers searched “without any suspicion of a crime having been committed,” although the document does require that these searches may only take place “for the purposes of ensuring that all National Identity Scheme information and associated copies are secure in accordance with this agreement or have been destroyed permanently or removed from their possession.

Section two of the document requires that the document is secured in accordance with policy set out by the government, and requires that the information is only disclosed to those who need to have access as part of the identity card programme.

Section four of the document states that it shall be liable to the government for any breach of the agreement, and that, except for obligations required by the Official Secrets Act, the requirements shall no longer apply 25 years after the signing of the agreement, which took place in 2007.

The individual leaking the document has stated that he did so “to bring attention to the manner of construction of the ID scheme and the highly secretive approach being adopted by the UK government.”

Despite the criticism of the scheme, the Home Office has stated that the cards are required to “help protect people from identity fraud and theft,” and “disrupt the use of false and multiple identities by criminals and those involved in terrorist activity.”

Wisconsin Leads The Way In Submetering

byadmin

What Is Submetering? The dictionary defines “utility submetering” as a system which allows landlords and real estate management associations (multi-tenant properties) to bill their tenants for individual measured utility usage. Submeters are physically placed inside each tenant’s unit for metering and monitoring electricity, gas, water, steam, or other types of utilities. Installed submeters confirm the data collected at utility companies stations. The usage and data information collected by submeters is generally sent every 15 minutes to an energy management software system for analysis. Traditional utility bill data, provided billing information after an entire month, but submetering closes this informational gap by providing real-time energy usage. The whole purpose of utility submetering is to identify savings opportunities for tenants.

The Purpose of SubmeteringSubmetering is the latest innovative technology that is growing popularity, both with utility providers and consumers. This metering method uses IP-connected sensors and utility meters to gather the energy management data. The savings for consumers are based more on behavioral changes, such as turning off or unplugging equipment and devices, while not in use. The utility submetering environment began in the commercial and industrial industries, such as companies with multiple warehouses, buildings, and stores. Now, its domestic use is helping consumers save more money, using strategies which go beyond traditional upgrades of lighting and other utility systems.

BenefitsThere are many benefits for submetering in various buildings, including:* The process eliminates utility costs from rental agreements.* The identification of devices and equipment running after an 8 hour day, (nighttime, off shift, weekends) can be identified for savings.* Building owners can recover most, if not all, of their monthly utility bill, which increases their cash flow.* Information is quickly available for operators and facility managers on the same day so that they can make changes for savings.* Water submetering helps homeowners to report leaks before they become major expenses.* The detection of any utility bill errors, provide better management of electricity usage.* Residents can be more responsible for their own energy and water consumption.* Helps to promote conservation efforts.

The Best in Submetering TechnologyPresently, the Wisconsin Public Service Commission does not have rules or regulations which would prohibit submetering. For now, it is a developer’s choice and real estate management’s choice to submeter. The go-to company to provide all the information needed on submetering is the ABT Water Management Company.

ABT is a licensed, national installer of some of the country’s most reliable and leading water meters. They do not sub-contract any meter installations; they have experienced crews that can work in a 15-house park or a 700-site manufactured housing community. Multi-tenant managers, no longer need to fit a utility bill for each tenant. Now, tenants can receive their actual utility use, which provides a fairer and more equitable billing system.
